Sell Your California Home Fast at the Price You Expect with JR Middlebrook.


So You Want to Sell?:

Your mind is made up. You have a life. Important events are coming, your family's wedding, the kid's college, a tragic illness in the family, a foreclosure, a business idea, a magical vacation, You’re ready to sell your California house now. There are a number of reasons to sell quick and get on with your life. And yes you are not one to just give away your property. Quite the opposite. You want the best ROI you can acquire in the quickest amount of time possible. What do you do? Here's a few alternatives.
Alternative 1: Waiting for the Rest of Eternity on Your Family and Friends

You have several options to choose from. First, you could try going to friends and family. If it’s worth $600,000 in the market let’s say they might offer you $525,000, and they might say something like give me a day or two to refinance or get the money. Many times friends and family members don’t want to turn you down, in fact they want to show their friendship by being there for you so they really try hard to help you. They think by inquiring they are helping even though they may not know anyone who is able to perform. They certainly will not turn you down without at least looking into it and asking around, calling around and thinking about it, hence more time goes by. In the meantime you pay mortgage payments and wait another 2 months. A potential person steps up through friends, but then the deal falls out at the last minute and as time goes by everyone is trying to figure out how to help you, it’s a sensational drama, but a terrible way to sell homes in California.
Alternative 2: Let an Investor Make an Offer, Tie You Down Waiting for 3 Months and Then Cancel Escrow

The second mistake is selling to an investor. California real estate investors come along with big mouths about their pocket books (aka assets they have lined up in their bank accounts) and one promises to buy your home for $550,000 and even offers to pay closing costs, it’s all to be payable in 60 days and they also ask you to carry back a note of $150,000 for a year while they use their own money to fix up your property and resell or rent it out for a profit. Either way you’re tied to the property for at least another year and there’s no guarantee that this person will perform, and once they back out, which they do all the time since they’re doing this with two other homeowners this year you’re stuck back at square one still making the mortgage payments. Nice.
Alternative 3: Get the Local Superteam Agent to let an Unlicensed Secretary Handle Your Most Precious Investment

When signing the local California real estate agent superstars they very likely will have a "team" working with them to help them. What this actually means in practice is that once you sign a listing with this agent or team, that person will then farm your home off to their unlicensed secretary and newby buyer agent who has not the slightest bit of experience or they would be licensed or working for themselves. You are conned into thinking that the agent has multiple people working for you. The reality however is that the local real estate agent superstar is freeing up their time to spend more on thinking about how to get your next door neighbor to list their home with them because that is what makes the local agent super star the most money. Enough money to send you those flashy mailers you get in the mail. I have watched this very thing happen time and time again when I worked at Keller Williams, Century 21, and Remax. This local real estate agent superstar team is also referred to as the local realtor guy/gal, or the one sending you all those flyers and mailers. This person picks about 250-2,000 homes to market to as their career farm area as it’s called in real estate and bombards those homeowners to try and make them think they are the most well known person in the world of California real estate when in reality hardly anyone knows them whose buying in that area, only those people living there already know who they are. You don't want that. You want buyers to know about your property, not competing sellers. Buyers are coming from outside the neighborhood. The superstar agent is always very anxious to list the property, give you a good deal on the commission and go to work right away. They network the property within their local sphere telling their co-workers and family first, "Hey I got a listing!" They take pictures and put the property on the Southern California MLS. Then they buy 10,000 postcards and repeatedly send them to your neighbors hoping to get a call like yours because they are more interested in wanting to list more property than selling yours. Since no one local is going to buy your house because they already have one, why are they prospecting this way? They’re prospecting only for more listings to compete with yours. They put an ad in the local newspaper and put out more and more mailers and flyers. Then on the weekends they do open houses at your house to attract local California home buyers and you guessed, more listings. They seem less interested in selling your property as time wears on because it appears that your property is being marketed and that is good enough to keep you happy so they can think about something else. Your property is listed in realtor.com along with a million other listings and hardly any pictures. Meanwhile after they finish these tasks, the local real estate agent actually spends the majority of their day looking for more listings to sell, because once they do a little bit of marketing on your home they quit and work on something else. You suffer as the property sits waiting to be sold. They take the sparse calls on the property making you think there is activity, and they go around the neighborhood to make sure you can see them working, but for the local real estate agent superstar marketing means marketing in the local neighborhood, because you see the ads and they think you are happy, it must not be their fault, but it is. They renew your local ad and tell you over the phone, send out repeated mailers to your next door neighbors (to grab more competing listings) but they loose interest in really selling your home hard because they don’t have to, they have it contractually listed with you and they know it’s not going anywhere except through them so they can wait. 6 months and 2 price reductions later it sells, you’ve got gray hair now and you received only $560,000 for it after 2 price reductions. There was a good deal on the commission, but now you have to spend an extra $5,000 on hair replacement products and $10,000 on plastic surgery to remove those extra forehead wrinkles.
