Step 7: Inspection

How should you inspect your home?
It’s easy. You pay a professional home inspector. It usually costs $200-$500. As a real estate agent I am not qualified to inspect your home. There are no licenses to be a home inspector so you can determine a home inspector’s abilities by other factors such as their experience and reputation in the community. Most people elect to have their home inspected and I always write an inspection contingency into my buyer’s offer so that they can have time to find the right home inspector. If the house appears to be in good condition it is still advisable to have it inspected, but it is not a requirement of the State of California to have a professional home inspector. If the property is land you may want a professional engineer to survey the boundary lines before you buy it. Most homes do not need a survey engineer to come out because the boundary lines are already well defined by the neighbors’ fences and paved streets. If the inspector reports any problems in the property you may want to request repairs, which can be negotiated either during or after the purchase contract.
