Step 8: Escrow and Close

Opening Escrow!
Many people are not quite sure what happens during escrow. The escrow officer is the neutral third party who transfers the money in exchange for the title deed. They do many other things, but one thing they cannot do is give advice to the buyer, or make the seller perform. For the most part, they do not handle too many problems that may occur during an escrow. That is what the agent is for, so if you do not have a good agent representing you, the escrow may cancel, and a million other things might go wrong.
Getting the keys!
What you need is a great buyer agent that will successfully take you through all the steps in this buyer's guide and help you close the deal with your best interests at heart.
None of my escrows cancelled in 2004. In one instance a home fell out of escrow four times before I made an offer on it with my client and successfully closed it.
I help you obtain the loan during escrow, home warranty, title, termite, inspections, and I help you sign the right forms, manage the problems that come up in a timely and professional way and close your deal for you with the best terms. I represent you exclusively throughout the escrow and negotiate the best possible terms and price.
I keep you aware during the escrow process and I stay on top of the deal and make sure it closes smoothly so that on the date you specify you get the keys to move in!
