Rules to Qualify: California Real Estate Buyer Agent JR Middlebrook will prove a cash back rebate in the form of 1.4% of real estate commissions toward a lower final sales price of the property being bought in Southern California to be allocated from the commission proceeds, designated to JR Middlebrook's real estate agency, before the close of escrow by the escrow company if the following conditions are met: 1) both JR Middlebrook and the buyer have previously signed a written agreement with language that states the buyer requested the 1 + 4 Buyer Special and JR Middlebrook granted that request on the date of the offer signed by JR Middlebrook and the buyer, or at a date going back to a maximum of 6 months before the date of the signed offer, for the property being purchased. 2) The following additional condition must be met for the buyer to qualify for this 1 + 4 Buyer Special Program: the deduction of 1.4% from the portion of commission designated to JR Middlebrook's real estate agency by the escrow company handling the commissions for the property being bought by the buyer would have to net JR Middlebrook's real estate agency no less than $5,000 from the property being purchased. Also, the 1 + 4 Buyer Special is only valid with certain residential purchasers of homes, condos, townhomes and income property buyers for duplexes, triplexes, and multiunit properties. Not all buyers may qualify. This offer must be requested and applied for in advance in order to qualify, not after I have started working for you.
