Soil Reports
Overview:
California soil reports contain detailed information about a specific piece of California property, including maps, photos, descriptions, boundaries and other features. California soil surveys or reports should provide information about the potential types of uses for the soil and management of the soil. They should relay information about zoning, hazards in the soil, notes about improvements needed to overcome certain obstacles because of the terrain and the potential impact of certain land uses on the environment. Soil reports are also useful for agricultural needs, government, forestry, recreational site development, building and construction, sanitation facilities and land use.
How They are Made:
A professional soil surveyor makes a soil report by observation, data collection and computation. They visit the land and walk the territory taking note of any important characteristics, shoveling dirt and classifying the names of the soils found. Some samples of the soil make be transported to a lab in order to be further tested. The soil data collected is then interpreted by the soil surveyor and the analysis or final report is called the soil report.
Benefits to Land Buyers:
Soil reports are helpful in a California land purchase because they provide the buyer information on the use of the land and its suitability for development and construction. The soil report may help the buyer find a bank to lend a construction loan for a California property. Soil reports also relay information about the types of zoning allowed, hazardous materials in the soil, boundary lines, drainage capacities, septic tank capacities, road capabilities, landscaping and lawn potential, and they may include which types of local vegetation are available so you know what grows in the area. If the seller has had a soil report completed on land for sale in California this information must be disclosed to the buyer.
